We helped Haroon buy a  home of his own

Haroon was planning for the future and a big part of those plans was getting on the property ladder.

Desperate to live close to his family, he was looking for a 3-bed home in Luton to start his own family from.

But he was struggling to find a Shariah compliant option that would help him stay local.

Before you found Wayhome, what was your living situation?

I was living with my parents in their flat. I’ve been so lucky to have such amazing parents who’ve really taken good care of me, but as I get older I needed to start planning for my own future.

I want to start a family of my own one day soon, so my dream was to find a home big enough that was close to where my parents live and in an area I know and love.

How did you find Wayhome?

I was looking at my options and I turned to a website I trust, Islamic Financial Guru. That’s when I first heard about Wayhome.

What was the hardest part of getting on the property ladder?

I knew about the different Shariah mortgage options out there but I didn’t have a deposit big enough to qualify.

They were asking for anywhere between 30-35%, which seemed impossible to me.

"...my dream was to find a home big enough that was close to where my parents live and in an area I know and love"

What made you feel Wayhome was the right option for you?

It was mortgage free and clearly Shariah compliant. No mess or fuss.

A mortgage that isn’t strictly Shariah compliant just doesn’t work for me. And even if that was an option, I was looking at years and years of waiting around and saving.

I decided I didn’t want to wait around and that Wayhome made the most sense for moving on with my life plans. They also made the whole finding and buying a home really straightforward.

Another big thing for me was that I could start with a 5% deposit. I signed up in October 2021 and by mid-December I had an offer accepted on a three bedroom semi-detached home in Luton!

Choosing to buy with their help was a no brainer for me.

If Wayhome never existed, what would your homeownership plans have been?

I don’t really know. I probably would have had to stay at home with my parents and tried to save for a 30% deposit. But who knows how long that would have taken.

What was your experience of using Wayhome to buy your home?

When I came across Wayhome I spoke with Nadia from their Customer team and she walked me through the whole process.

It’s scary buying a home for the first time, you don’t know what to expect. But my questions were always answered and this gave me peace of mind that it was the right option for me.

"A mortgage that isn’t strictly Shariah compliant just doesn’t work for me. And even if that was an option, I was looking at years and years of waiting around and saving"

How important was it to you that Wayhome is certified as Shariah compliant?

It’s important to me as there aren't any other options out there which are 100% Shariah compliant.

I earn good money, so I could get a house with a mortgage if I wasn't worried about the interest or debt, but that just doesn’t work for me.

Buying with Wayhome meant I could still get on the property ladder now and rest easy knowing it was 100% Shariah compliant.

What does owning a home mean for you now and in the future?

Owning my own home is completely different to renting.

I don’t have to worry about moving at short notice, extending my tenancy, or even buying new things every time I move to make a new place more comfortable. This is actually my home, which sounds simple but it’s incredibly important to me.

I honestly would have been lost without Wayhome’s help.

Take a step closer to homeownership with us

Before we helped The Payne family buy their dream home, they were struggling to save enough deposit...

“For anyone who has good credit, reasonable household income but not a big enough deposit, this is the perfect route to getting on the ladder..

It was important for us to own our home and have that sense of security, and we treat our staircasing payments just as we would a mortgage.”

Before they found us, they were renting and were struggling to buy that 3-bed home they really wanted.

They did all the sensible things like reading up on the different options out there and seeing what they could afford.

However, they didn't have much luck.

Despite earning good incomes, they couldn't get a big enough mortgage to make their ideal move a reality.

“We had a really nasty shock when we realised how little most high street lenders would be prepared to lend us given the size of our deposit.

It really opened my eyes to just how unfair the mortgage system is."

That's where we come into their story.

Having found Wayhome when looking at new ways to buy, they got their homeownership search started with us.

After viewing a few homes, they soon found just what they'd been looking for. A 3-bed house in the area they know and love.

After helping them make an offer, they moved in to their new family home in time for Christmas.

We got our home!

The journey to this point was seamless. We went for a few properties and eventually was accepted for the best one.

Wayhome is highly recommended if you want to break free from high rents and struggles of getting a traditional mortgage.

Nina

Our landlord decided to put our home on the market at the end of our tenancy contract. We had been saving for this eventuality for two years, and had a relatively decent deposit and combined annual income.

We are now in the final stages of buying a home. Not the house we thought we would be buying, but a better one in our home village where we want our children to grow up.

Martin

Wayhome are the most helpful and dedicated team. They've managed to make it possible for us to own a share of a home and get on the property ladder. Perfect.

Phil

The Wayhome team have been amazing! They have communicated with me every step of the way. They are constantly adding new homes to their website, which gives me a wide choice to find exactly what I was looking for in a home.

After finding a suitable home, they were speedy in processing the viewing and so that I could if it was the home I wanted.

As soon as I had viewed the house and was happy with it, I contacted the team, and they shifted into HIGH GEAR!! They negotiated an offer on the property, which the offer accepted straight away!

If you are looking for a way to get onto the housing ladder and going through the usual channels isn't working for you. Take a look at Wayhome!

Brad

Great new initiative to purchase a property that otherwise would have been out of reach. Staff are really friendly and really helpful. Special mention to Heather, who has been super suppotive and gone about and beyond to get us into the position we are today. Hopefully due to exchange and complete on our property imminently.

Raid

As a Muslim we can't take interest based loans leaving us with very limited option when it comes to house purchase.

The few Islamic banks has 30% deposit and the requirements are very high leaving most of the people out.

Everything comes with it's price tag and limitations but Wayhome us currently filling the gap in the market which has been left out of the property ladder.

Ria

I am so pleased that I came across Wayhome and their gradual home ownership scheme! I thought I would be renting forever & never have an opportunity of owning & buying my own home! I've found a house, completed all the gradual home ownership stages and now in the official buying stage which soon I hope to be moving into & owning a percentage of a home that I can buy more of & hopefully one day own fully! Thank you Wayhome!

Sabina

Being self employed and after 18 months of covid we had looked at all possible options for getting a mortgage, including some specialists for directors of firms. NONE were able to help find a mortgage that would enable us to buy a house in our area.

Then we came across Wayhome and they saved us!

We have now found a home which isnt a shoe box with a postage stamp size garden.

P.S. We started the process late September 2021 and were in our own home by Feb 2022.

Muhammed

Meet the Payne family

Why do you have a waitlist?

We partner with big institutions, like pension funds, who want to invest in the UK residential property market.

They invest in a fund to pay for their share of the homes they buy alongside our customers.

There’s been so much demand to buy with our help that we’ve allocated all the money from our first fund to buy homes.

We’re now getting our second fund ready so that we can help even more people (like you!) buy homes. 🏡

Due to overwhelming demand, we've now closed our first fund and are taking applications to join the waitlist for our second fund.

How do I get on the waitlist to buy with Gradual Homeownership?

1) If you haven't completed (and passed) a soft credit check with us yet

Please complete a soft credit check with us. The soft credit check takes less than 2 minutes to complete and it doesn't affect your credit score.

If you pass, you'll be able to book a call with our team and you'll be able to register your interest in joining our waitlist.

2) If you've already passed a soft credit check with us
Book a call with our Sales team and ask about joining our waitlist.

We'll use the time to ask you some questions about your current situation. This is so that we can work out if we're able to help you and get you on our waitlist.

3) If you already have an offer accepted

If you've already had an offer accepted and we've confirmed it will/has been reviewed by our funding partners for approval, then the waitlist doesn't apply to you.

Your purchase has been accounted for as part of our first fund.

If you need any help, just drop us a message via
Live Chat on our website.

Should I continue with my application while you have a waitlist?

Yes!

While you can't make any offers on homes until our second fund launches, there are still things you can do that will help you move quickly when we’re buying homes again. 🚀

Here’s what to do next depending on where you are in our application process.

How long will you have a waitlist for?

We're working on the details of the second fund, and we'll be able to let you know as soon as we have a launch date.

If you qualify for our waitlist, you’ll be at the front of the queue when we start buying homes again. 🚀

Does a waitlist mean that Wayhome is in trouble?

No, quite the opposite!

We’ve already bought homes with hundreds of people and we have many more people waiting to do the same. It’s why we’re launching a new fund so that we can help even more people to buy their dream homes. 🏡

It’s also worth knowing that the money we use to buy homes is separate from the money we use to run our business.

We’re already working on the next fund to buy homes with and we’ll share any updates with you soon, so watch this space! 👀

Should I still book viewings for homes while you have a waitlist?

While you can't make any offers on homes until our second fund launches, you can still book viewings for homes.

Why booking viewings can be valuable
Booking viewings can be really useful as they'll help you work out what you really want in a home.

It's also a great way to start building relationships with estate agents. This can help you to move quickly with getting an offer accepted once we're buying homes again.
